A work session was held at 6:30 PM to discuss items on the meeting agenda.
The Planning Commission held their regularly scheduled meeting on Tuesday, January 17, 2023 in the Municipal Building at 253 Municipal Dr. and via Zoom as a virtual meeting. A public notice was published in the Daily Local News on December 27, 2022.
The agenda was posted on the Township website and at the Township building on
January 12, 2023.
The meeting was called to order at 7:00 P.M. by Chairman, John Adam Thomas.

Roll Call – In attendance were John Adam Thomas, John Caporale, Jacob Bashioum, Michael Irwin, William Schew and Jim Benko. Ken Simon was not present.
Township Staff and Consultants in attendance were Kristen Denne, Raymond Stackhouse, Director of Building and Life Safety; Lowell Leaman, ARRO Consulting-Engineers; Board of Commissioners’ Liaison to the Planning Commission Lorraine Tindaro; Board of Commissioners’ Alternate Liaison to the Planning Commission Mark Evans and Elizabeth Nagy, Planning Commission Secretary.
Approval of November 15, 2022 meeting Minutes – Being no questions or discussion Mr. Thomas entertained a motion for approval as submitted, moved by Jim Benko and seconded by Jacob Bashioum. With no objections the motion carries 5-0 with William Schew abstaining.
Agenda items:
Colonial Hyundai Land Development-4423 Lincoln Hwy.- Appearing on behalf of the applicant was John Ashdale, applicant; Debra Shulski, attorney for the applicant; Mark DeRobertis, DL Howell & Associates. Debra and Mark gave an overview of the project and the waivers submitted where the applicant plans to build an addition to the existing automobile sales and service center. The applicant is looking for a Recommendation for a Conditional Preliminary/Final Land Development Approval at this time. After discussion Mr. Thomas made a motion to recommend the granting of a Conditional Preliminary/Final Land Development approval based on the Pennoni review letter dated 1/12/23 and waivers dated 1/12/23.
The motion was moved by William Schew and seconded by Jacob Bashioum. The Motion carries 6-0.

Discussion Items – Farmhouse Sketch Plan-4000 Lincoln Hwy-Farmhouse submitted a Sketch Plan and Conditional Use application. They are proposing a drive-thru coffee shop with baked goods. They anticipate being on the Planning Commission agenda for March.
