Real Estate
Townships, counties and school districts levy taxes on real estate in the form of mills. A mill is $1 of taxes for every $1000 of a property's assessment. The average home in Caln Township is assessed at $150,000. This means that one mill of tax costs the average homeowner $150.00. Township tax bills are mailed March 1 of each year.

The 2024 millage rate is 4.088 mills plus  0.8 mills for the Fire Tax and .44 mills for the Debt Tax and .2 mils for the EMS tax. Real Estate Taxes are collected by Caln Township.
Local service
​This tax is an annual fee of $52 levied against all eligible persons who are employed in the Township. The Coatesville School District receives $5.00 of the $52.00.
Realty transfer tax
​This tax is levied at the time of transfer of real estate on the buyer and the seller, each of whom pay one percent of the value of the property represented on the deed, for a total of two percent. This tax is collected by the County Recorder of deeds who forwards one percent to the state, one-half percent to the school district, and one-half percent to the Township.
Earned Income 
This tax is a one percent tax on earned income from residents in the Township in which the funds are shared by the township and the school district. Most employers deduct this tax directly from resident's paychecks and forward the funds to the collection agency. The agency, Keystone Collection Services, can be reached at 1-724-978-0300.
Street light
Street Light bills have been discontinued for 2024 - due to energy savings resulting from updating the street lights to LEDs.
Trash & Sewer
TRASH
The Township collects an annual trash fee from each home that is served by the residential trash collection program. The trash bills collected, pay for a portion of the weekly trash collection in Caln Township. Each year nearly 6,000 tons of trash is collected and transported to the landfill. The annual cost of trash and recycling collection is $402 per household, divided into 6 bi-monthly payments.

SEWER
If your property is connected to public sewer facilities you are subject to pay for the operation of the utility. Caln Township provides sewer service at an annual rental rate of $504 per home.  Note that the connection of sump pumps and downspouts to your sewer line is strictly prohibited.

LATE FEE WAIVER
If an account has been assessed a trash or sewer penalty, such as a late fee, the account holder may qualify for a waiver.  Fee waiver consideration requires the completion of a Request for Waiver of Sewer/Trash Late Penalty form.  If the sewer penalty was the result of a billing error, the waiver will be automatically granted.  If it was not, customer account history will determine eligibility for the waiver as follows:
  1. The account must have at least two continuous years of account history for the current account holder.
  2. Over the prior two years there shall be no other late sewer penalty other than in the current billing cycle for the current account holder.
If the above 2 conditions above are met, a one-time late sewer penalty waiver may be granted by the finance department on that account. The Finance department must submit to the Authority a monthly report of all waivers whether approved or denied.
January                                
  • Trash/Sewer fees for November/December are billed on the first business day of January, and payment is due by January 25th. 
March                                        
  • Real Estate Tax Bills are billed on the first business day in March. 
  • Trash/Sewer fees for January/February are billed on the first business day of March, and payment is due by March 25th.
April                                        
  • Discount period ends for Real Estate payments on April 30th.                    
May                                        
  • Trash/Sewer fees for March/April are billed on the first business day of May, and payment is due by May 25th.    
June                                        
  • Face amount ends for Real Estate payments on June 30th.  A 10% penalty begins July 1st.                      
July                                        
  • Trash/Sewer fees for May/June are billed on the first business day of July, and payment is due by July 25th.    
September                                    
  • Trash/Sewer fees for July/August are billed on the first business day of September, and payment is due by September 25th.
November                                    
  • Trash/Sewer fees for Sept./October are billed on the first business day of November, and payment is due by November 25th.
