CALN TOWNSHIP PLANNING COMMISSION MEETING
May 25, 2021
A work session was held at 6:30 PM to discuss agenda items.
The Planning Commission held their rescheduled meeting on Tuesday, May 25, 2021 via Zoom as a virtual meeting. The meeting was called to order at 7:00 P.M. by Chairman, John Adam Thomas
Salute to the Flag.
Roll Call – In attendance were John Adam Thomas, Jim Benko, Mike Irwin and Jacob Bashioum. Bill Schew, Ken Simon and John Caporale arrived late due to technical difficulties.
Township Staff and Consultants in attendance were Bryan Kulakowsky, ARRO Consulting – Township Engineer, Raymond Stackhouse, Director of Building and Life Safety, and Board of Commissioners’ Liaison to the Planning Commission Lorraine Tindaro.
Approval of April 20, 2021 meeting Minutes – Being no questions or discussion Mr. Thomas entertained a motion for approval as submitted, moved by Mr. Benko and seconded by Mr. Bashioum. With no objections motion carries.
Communications – None.
Agenda items:
Overview of the project was discussed; reconfiguration of three (3) existing parcels located in East and West Brandywine Township, with a subdivision of one (1) parcel in Caln Township as an access to the existing parcels. Plans are being pursued concurrently in each Township. Mr. Kulakowsky reviewed the plans and has a few corrections to be made but nothing that they need to come back to address. He has no objection to a conditional approval.
Mr. Kelly is in agreeance with Mr. Kulakowsky that the biggest issue is with access for West Brandywine Township. The only issues that need to be worked out with Caln Township is the monuments which he and Mr. Kulakowsky can discuss. He clarified that the flag strip for Lot 2 is a simple strip, that it is confusing with the Township lines. There are 4 tax parcels but 3 lots. Lots 2 & 3 will share a driveway and Lot 1 will be deeded as its own lot. There will be no further development on Lots 2 & 3. Mr. Kelly put together a note that defines how that access can be used, as to Lot 1 (West Brandywine). If it exceeds a single family home will have to be upgraded to Township standards, get connection out to Reeceville Road.
After discussing the project, Mr. Thomas entertained a motion for recommendation of a Conditioned Approval based on the May 20, 2021 ARRO review letter. Seconded by Mr. Bashioum. Poll of members; all ayes, motion carries.
Old Business – Mr. Thomas discussed how Caln Clean Up Day went well and thanked everyone for turning out. He plans to move forward with the presentation for the County Board of Commissioners in regards to a public awareness meeting on housing.
New Business- There was an application submitted for The Brickyard that will be on the July agenda. There will not be a June meeting at this point unless something comes up, deadline to file for July agenda is June 8, 2021.

Adjournment – With no further agenda items or Commission business, Mr. Thomas made a motion to adjourn the meeting, moved by Mr. Benko and seconded by Mr. Bashioum. Poll of members; all ayes, motion passes 5 – 0. The meeting adjourned at 7:23 P.M.
