Regarding the application filed by Regal Builders to rezone property located at 5030 Horseshoe Pike to allow for an age qualified residential community. The applicant is in the process of amending the proposed ordinance in response to comments received from Township staff, the Board of Commissioners and the Chester County Planning Commission. The applicant has not filed a revised ordinance yet. If the applicant re-files an ordinance amendment, the Board will decide if it wants to forward such amendment to the Township Planning Commission and the County Chester County Planning Commission. After the ordinance is reviewed by those two planning commissions, the Board may choose to schedule a public hearing in the future to consider possible adoption of the ordinance. You will receive an email if and when the Board decides to schedule a new hearing date. Please check this website for updates on this matter.

This development plan should not be approved as is. The traffic will be uncontrollable, the 322 will be too congested, as well as the entrance to the by-pass.

Upon the conclusion of the 2/14/19 Caln Township Commissioners meeting, there should be no doubt that the only acceptable use of this properly is single family housing. Due to the added traffic, storm water, the historic LLoyd house and farm, building 200 or more apartments, along with the homes will create irreversible harm to this community. Additionally Commissioner Joshua Young’s scare tartaric of saying this property could be used for 10 undesirable uses of this property could occur, instead of Regal Builders plans. He mentioned numerous types of businesses, but also highlighted that it could be a WAWA or Wegmans. Two respected and respectful businesses. I am sure that while neither of these businesses would bully their way into this location, they would be offended that their companies names were being disgraced by a public serpent. Joshua should be ashamed of his actions and apologize to both the residents and these fine companies.

Traffic trying to make a left turn onto Lloyd from GO Carlson is difficult now. It will be even worse when this occurs. Not to mention the additional traffic on a one lane bridge going the other direction. And the costs that will accumulate to maintain that bridge due to the additional traffic. And tearing down a historical farmhouse - I just don't get it. I've lived in Chester County all my life - 55 years - and have watched our elected officials slowly but surely destroy the open land, our history, ... Sad

It is a shame that other townships like West Pikeland and East Bradford care about open space but Caln doesn’t. This is why Caln is a struggling township with a large part of route 30 being old abandoned gas stations and closed business. I am disheartened of how our commissioners are handling g this and only seek tax dollars. I am sorry I ever purchased property in Caln.
