Townships, counties and school districts levy taxes on real estate in the form of mills. A mill is $1 of taxes for every $1000 of a property's assessment. The average home in Caln Township is assessed at $150,000. This means that one mill of tax costs the average homeowner $150.00. Township tax bills are mailed March 1 of each year.
The 2019 millage rate is 3.458 mills plus 0.6 mills for the Fire Tax. Real Estate Taxes are collected by Caln Township.
This tax is an annual fee of $52 levied against all eligible persons who are employed in the Township. The Coatesville School District receives $5.00 of the $52.00.
Realty transfer tax
This tax is levied at the time of transfer of real estate on the buyer and the seller, each of whom pay one percent of the value of the property represented on the deed, for a total of two percent. This tax is collected by the County Recorder of deeds who forwards one percent to the state, one-half percent to the school district, and one-half percent to the Township.
This tax is a one percent tax on earned income from residents in the Township in which the funds are shared by the township and the school district. Most employers deduct this tax directly from resident's paychecks and forward the funds to the collection agency. The agency, Keystone Collection Services, can be reached at 1-724-978-0300.
The Township assesses properties within several street light districts for the street light tax. The assessment is based upon the cost of the service and the front footage of the property. Bills are distributed January 1 of each year.
Trash & Sewer
The Township collects an annual trash fee from each home that is served by the residential trash collection program. The trash bills collected, pay for a portion of the weekly trash collection in Caln Township. Each year nearly 6,000 tons of trash is collected and transported to the landfill. A typical home generates almost 1.5 tons of trash per year at a cost of more than $252 per year.
If your property is connected to public sewer facilities you are subject to pay for the operation of the utility. Caln Township provides sewer service at an annual rental rate of $450 per home. Note that the connection of sump pumps and downspouts to your sewer line is strictly prohibited.
LATE FEE WAIVER
If an account has been assessed a trash or sewer penalty, such as a late fee, the account holder may qualify for a waiver. Fee waiver consideration requires the completion of a Request for Waiver of Sewer/Trash Late Penalty form. If the sewer penalty was the result of a billing error, the waiver will be automatically granted. If it was not, customer account history will determine eligibility for the waiver as follows:
